High-end photography is the most important factor in how quickly a home sells. To ensure we capture the best possible images, please use this checklist to prepare the property before the photographer arrives.
Remove Personal Photos: Help buyers imagine themselves in the home by removing family photos and highly personal items.
Clear All Surfaces: Kitchen counters, coffee tables, and bathroom vanities should be as empty as possible.
Hide Cords: Unplug and hide visible power strips and charging cables (especially behind TVs and on nightstands).
Declutter Shelves: Remove small knick-knacks; a few large, high-quality decor items look better than many small ones.
Clear the Driveway: Move all cars, trailers, and boats away from the front of the house and out of sight from the street.
Hide Trash Cans: Place trash and recycling bins inside the garage or behind a side fence.
Lawn Care: Ensure the grass is freshly mowed and leaves are raked.
Remove Garden Hoses: Roll up hoses and hide them. Put away all lawn tools, toys, and sports equipment.
Sweep Walkways: Clear the front porch and driveway of dirt, cobwebs, and debris.
Lighting: Turn ON all lights (including lamps and under-cabinet lights). Replace any burnt-out bulbs.
Ceiling Fans: Turn all fans OFF. Moving blades look blurry in photos.
Windows & Blinds: Open all curtains and blinds. Ensure all blinds are tilted to the same horizontal angle.
Television Screens: Turn all TVs off. Clean the screens to remove fingerprints and dust.
Clear the Counters: Remove sponges, dish soap, paper towels, and toasters. (A single high-end coffee maker or a bowl of fruit is okay).
Clear the Fridge: Remove all magnets, calendars, and photos from the refrigerator.
Bathroom "Spa" Look: Hide toothbrushes, razors, shampoos, and bath mats. Put the toilet lids DOWN.
Towels: Hang fresh, clean towels neatly. White towels work best for a clean look.
Pets: Secure pets in a crate or take them for a walk during the shoot. Hide pet bowls, beds, and toys.
Conceal Valuables: For your security, please hide jewelry, prescription drugs, and sensitive documents.
Last Look: Do a quick walkthrough to ensure no "cleaning piles" were left in the corners of rooms.
The Garage: This is the best place to store excess boxes, exercise equipment, or bins. We generally do not photograph the garage unless specifically requested.
The Laundry Room: If you have small items like shoes, pet bowls, or cleaning supplies, the laundry room is a great place to tuck them away, as this room is typically not included in the standard photo package.
Closets: Neatly tucked-away items in bedroom closets are fine; we rarely photograph the inside of standard closets.
A Quick Note on Readiness: To stay on schedule for all my clients, I photograph homes "as-is." If the property isn't quite ready or I can’t gain access at our scheduled time, a reschedule fee may apply.
